Full Building Survey - Flat within Listed Building

De Vos Consultancy Ltd undertakes full residential building surveys of houses and flats.  This example is of a full building survey of a small flat within a very large, multi-storey listed building.  Whilst focus of this sort of survey remains on the unit for sale, it is important that the inspection takes into account the fabric and structure of the building itself, and the internal communal parts; the condition of which is important, as leaseholders of flats are usually liable for contributions to service charges and major repairs to the building.

In this case, De Vos Consultancy Ltd also managed to gain access to the main flat roof, to inspect the covering and the plant rooms.

Full Building Survey - House

A full building survey for prospective buyers provides reassurance about the condition of the property they intend to buy.

A full building survey can seem like a big expense. However, it is far better to be aware of any issues before you buy a house so that you can make an informed decision about how much you are willing to pay for it and, if necessary, budget for any repair work that will need doing.

Dependent on the survey findings, it may also be possible to use the information in the survey to negotiate with the vendor for a reduction in the cost of the property, or ask the seller to make the seller to make the necessary repairs prior to exchange of contracts.

Condition Report

The survey of this Georgian Mansion block required an understanding of original materials used in the construction, and in particular about repair methods to stucco rendering.  Whilst the rendered finish to the front elevation had been previously repaired, the use of modern materials had increased the deterioration of the surrounding stucco finish, and had permitted more water to penetrate to the interior.

Condition Report 2

De Vos Consultancy Ltd was instructed to undertake a survey of a large block of apartments, which benefits from a gymnasium and swimming pool complex.

Defects to the rear terrace above the facilities, was permitting water to ingress through the structural damaging the gymnasium walls and ceiling, and the saturation of the stretch fabric ceiling causing it to bulge so that it almost touched the surface of the pool in places.

De Vos Consultancy Ltd was able to determine the cause and sites of the water penetration and to determine a repair solution.
