Commercial Party Wall
De Vos Consultancy Ltd undertakes the service of Notices and prepares Award under the Party Wall etc Act 1996.
In this case, the owner of two adjoining and connected, three storey commercial properties wanted to install a staircase against the party wall, to access the first floor offices discreetly, and access the second floor by converting the roof space to form a flat.
The works required cutting into the party wall to install structural support for the new stair, and came within the scope of the PartyWall etc Act 1996. Notices had to be served on not only the freeholder, but also the leaseholders of the property next door, to comply with the Act, and consequently an Award drawn up and served prior to any works within the scope of the Act being progressed.
